Map responsibility first
Document whether the parking space is assigned, leased or shared, and identify who controls the electrical room and common areas. Building ownership and association rules determine who can approve work.
A useful proposal identifies the resident, property manager, electrician and network operator responsibilities instead of assuming one party handles everything.
Explain billing and access
Options include a dedicated resident meter, charger-based billing, flat monthly fees or reimbursement from measured sessions. Each method has different equipment and administration costs.
Access control may be unnecessary for a locked private garage but important in shared parking. Explain how guests, future residents and maintenance staff will interact with the system.
Design beyond one vehicle
A single dedicated circuit may work today but create expensive rework as adoption grows. Load-sharing infrastructure can allocate available capacity across several chargers without sizing every space for simultaneous maximum power.
Present a phased plan: conduit and panel space now, additional hardware later. Owners are more likely to approve a project when the first installation does not block future expansion.
